What is title deed?

A title deed is a document for registered properties in Singapore that exhaustively records all transactions regarding each parcel of property. It is an important document that contains:
  • A description of the property;
  • The nature of the estate (freehold or leasehold)
  • Details about interests or encumbrances (e.g. mortgages) of the property; and
  • The owner of the property (therefore proving ownership of the property as well).

How to view your title deed?

If you own an HDB flat (whose title records have been digitised), you will be able to view your title deed free of charge online at MyProperty by SLA.

How do I know that I need to pay resale levy/premium?

As long you have bought or sold a subsidised housing unit then you will need to pay a resale levy/premium when you buy your next subsidised flat. ​
A subsidised housing is:
  • A flat bought direct from HDB
  • A resale flat bought with CPF Housing Grant
  • A Design Build and Sell Scheme (DBSS) flat bought from a property developer
  • An Executive Condominium (EC) unit bought from a property developer
  • Other forms of housing subsidy (e.g. enjoyed benefits under the Selective En bloc Redevelopment Scheme (SERS), privatisation of HUDC estate etc.)

​First-timer families will always enjoy higher priority comparing to second-timer families.
This is very clear cut. Of course with priority schemes, you will enjoy even greater priority.
Don't get confused. This is just to create higher chances in balloting when it comes to priority scheme. It is not guaranteed that you will get the flat because of priority schemes.
There is also a difference in distribution of flat supply when it comes to mature and non-mature estates either in BTO/SBF sales exercise.

Mature & Non Mature

​Generally, mature estates are established towns with many amenities, and have little land to build HDB flats. For non-mature estates, they have fewer amenities and have much more land available to develop and build HDB flats.

What is the procedures when selecting a flat?

Your queue positions to book a flat are determined by computer balloting. HDB will shortlist applicants for up to 300% of the flat supply and inform you of your ​queue positions either in 3 weeks time (BTO) or 1.5 months time (SBF). 
How about those queue positions who are above 300% of the flat supply?
HDB will informed that you are unsuccessful in your applications.
When will I know my flat booking appointment?
Generally about 2 weeks before your appointment date.  You may view your invitation package on MyHDBpage using your Singpass. It will contain the flat list and the documents to bring along for your appointment.

How many times can I reject HDB flats?
What happens if I reject HDB flats?

This is quite a common question.
First Timer Family:

First timer families who do not book a flat on two occasions even though there are flats
available will have their subsequent flat application(s) moved to the Second Timer category for one year.

Of course, if you continue not to book a flat on another two occasions after you have been moved to the Second Timer category, you will remain in the Second Timer category for another year.  This applies to those first timer married couples or fiance fiancee.
